Applicant’s Proposal

This Zoning By-Law Amendment application proposes to amend the site’s maximum permitted
height from 30 metres (9 storeys) to 77 metres (25 storeys), to reduce the landscape buffer for the
north interior side lot line to 0 metres, and to reduce minimum building wall frontage provisions to
0%.

Proposal Details

The subject site is located in Ward 18 – Alta Vista, northwest of the intersection of Lancaster Road
and St. Laurent Boulevard. It is surrounded by low-rise residential dwellings to the west, the Canadian
Museum of Science and Technology across St. Laurent Blvd. to the east, low-rise commercial to the
north, a production building to the south, and Alda Burt Park further south.

The subject property has approximately 64 metres of frontage along St. Laurent Boulevard and has a
total area of approximately 8,086 square metres. Burger King and Tim Hortons restaurants and
associated parking and drive-through facilities are located on the site. The applicant is looking to
redevelop the site with one 25-storey residential building, one 20-storey residential building, amenity
space, underground parking, and surface parking. The two residential buildings will be accessed from
St.Laurent Boulevard.

The site is currently zoned Arterial Mainstreet, subzone 10 (AM10). This zone permits residential
apartment dwellings, upto 9 storeys or 30 metres. Additionally, this zone requires that a 1.5-metres
interior lot line setback be provided and that at least 50% of building frontages along the front lot line
must be occupied by building walls located within 4.5 metres of the frontage. The applicant is looking
to amend the maximum permitted height to 77 metres, to reduce the interior lot line steback to 0
metres from 1.5 metres, and to reduce the building walls along frontage within 4.5 metres to 0%.
