Please be advised that on November 24, 2020, the City of Ottawa received concurrent Minor Zoning By-Law Amendment and Site Plan Control applications for 700 Coronation Avenue, which is located in your public notifications sector. These applications are to permit the development of an infill 4-storey, 35-unit residential building on the west portion of the site. The site is currently developed with an existing three-storey, 30 -unit residential apartment building which is to be retained. The proposal will provide 47 parking spaces both at-grade and underground to accommodate both buildings, as well as 34 bicycle parking spaces.
The site is zoned Residential Density Subzone N (R4N), with the proposed minor zoning by-law amendment being to permit deficiencies in building setback and height provisions. The development proposal requires a future severance application to be heard at the Committee of Adjustment in order to subdivide the property in to two lots.
